Scope Of Work

• Demolition
Delete the existing cabinetry on the south wall of the loft
Delete the north wall of the office
Delete one section of cable-style railing to allow for new wall
• New Construction
Build two new walls to enlarge the office ( see blue lines )
Provide and install (1) set of french doors 48” x 84” solid core in wall as shown.
Finish: Paint-grade / Glass: clear
Match jamb, casing and hinges of existing doors
Decorative hardware: Use existing from other existing doors
Install new paint-grade base in space to match existing shape / profile
Interior wall, ceiling and millwork paint by others
Modify cable railing as needed end of loft.

Add wall outlets - shown as “new”
Add two 120v floor outlets - shown as “new”
Add one light can to match existing - shown as “new”

OFFICE BATHROOM / CLOSET ( w/NEW LAUNDRY SPACE )
• Demolition
Remove existing doors to the bath from office ( save existing hardware )
Remove existing door to the closet ( save existing hardware )
Provide and install 36” wide x 90” tall solid core door
Finish: Paint-grade
Match jamb, casing and hinges of existing doors
Decorative hardware: Use existing
Plumb the closet for a stack washer and dryer
Install a drain pan for washer and drain line to exterior if practical
Reframe entry to closet to be 36” wide by 90” tall / with jambs
Provide and install a slab style barn door and sliding door rail to the closet 42” x 96”
Cabinetry for closet laundry - by others
Interior wall, ceiling and millwork paint - by others
Add 220v for self-venting dryer - shown as new
Add 120v wall outlet on common wall between closet and hallway - shown as new
Make allowance for replacement of light sconces in bath
Move switch connected to existing can light as needed to avoid sliding barn door.
